Post 2/30: VFX tutorial for Blender - Object Manipulation & Basic Transformations

 


Goal:

Learn to move, rotate, and scale objects to create a simple scene with multiple shapes.

Step-by-Step Guide:

Step 1: Open Your Previous Project or Start a New One

  • Open Previous Project: If you want to continue from Day 1, go to File > Open and select your "Day1_Project.blend" file.
  • Start Fresh: Alternatively, open Blender and start a new file by selecting File > New > General.

Step 2: Clear the Scene (Optional)

  • Delete Default Objects: Select the default cube, camera, and light one by one, pressing X and confirming to delete them. This will give you a clean slate.

Step 3: Add New Objects to the Scene

  • Add Shapes:
    • Press Shift + A to bring up the Add Menu.
    • Navigate to Mesh and add different shapes like Cube, UV Sphere, Cylinder, or Cone.

Post 13/30: F-10 Sector, Islamabad – Some information about prices of different sized houses

I have seen a video, titled, “F-10 Islamabad All Details || House Size & Prices || #islamabad #property” on the channel “Top Rated Estate”

The host gives information that F-10 is divided into F-10/1, F-10/2, F-10/3, and F-10/4. Almost all types of brands are available in F-10 Markaz (market). It is almost in the center and most famous sector in Islamabad. In this sector, houses in different sizes are available, including 800 guz, 1000 guz, and 1200 guz, and other options also.

In the sector F-10, kanal has two categories. One is that of duplex, in which 1000 guz has two parts, and one is separately one kanal (50 by 90). There are almost all houses are old (duplex), which can be about 25-30 years old. Some of these houses are also renovated. In the old houses, duplex house is available in the minimum price of 14 to 15 crores, and renovated houses are available in the price range of 17 to 17.5 crores. In the case of 666 guz (60 by 100), old houses are available in the price range of about 18 to 20 crores depending on their location (for example, near park or markaz). In the case of new houses, they are available in the price of about 22 crores.

In the case of 800 guz, old houses are available in the price range of 20 to 22 crores, and new houses are available in the price of 24 to 25 crores.

In the case of 1000 guz, old houses are available in the price of about 25 crores, and new houses are available in the price range of 28 to 30 crores.

Post 1/30: VFX tutorial for Blender - Blender Interface & Basic Navigation

 


Goal:

Familiarize yourself with Blender’s interface and create a basic 3D shape with basic lighting.

Step-by-Step Guide:

Step 1: Download & Install Blender

  • Go to Blender’s official website and download the latest version.
  • Follow the installation instructions for your operating system.

Step 2: Open Blender

  • Launch Blender after installation. You’ll be greeted with the default layout.

Step 3: Understand the Blender Interface

  • Top Bar: This is where you'll find common operations like File (to open or save files), Edit, and View.
  • Viewport: The large center window where your 3D objects will be displayed and manipulated.
  • Outliner (Top Right): This lists all objects in your scene.
  • Properties Panel (Bottom Right): This contains settings for materials, textures, modifiers, rendering, and more.
  • Timeline (Bottom): Useful for animations, though we won’t need it on Day 1.

Step 4: Basic Viewport Navigation

  • Zoom In/Out: Use the mouse scroll wheel to zoom in and out of your scene.

The host of the video talks about the two real estate investment options, including DHA and Bahria Town, Islamabad. One of the major differences between DHA and Bahria town is that there is relatively low level of rush in DHA as compared to Bahria Town.

The host says that usually people think that DHA is related to an organization and Bahria Town is related to “one man show,” so they often think better in the context of security regarding DHA. However, according to the host, Bahria Town is a better option if we consider customers’ trends. Moreover, Bahria town has a good range of options. For instance, you can make investments starting from low and going to high level of investment. In this brand, a huge number of people has already invested. People usually invest in Bahria Town more comfortably. Furthermore, considering the commercial areas and other developments (monuments, parks, brands, etc.), Bahria Town is again a better option.

Post 11/30: Phase 8, Bahria Town, Rawalpindi, Pakistan - Prices in July 2024

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Real Estate Market overview - july 2024 / Bahria Town Rawalpindi” on the channel “Garrison Estate And Builders.”

The host starts with an interesting statement, “in the world, when everyone sells, buy it, and when every buys, sell it.”

The host shares that prices are constantly declining in the field of property for the past two years. For instance, property’s prices in 2024 have gone down to the prices equivalent to that of 2018’s. Therefore, according to the host, this is the best time to purchase a plot/property.

Bahria Town, Phase 8 can be good opportunity, in case you have a minimal amount. For instance, a 5 marla plot in that area can be obtained in the price range of 15 lacs; an 8 marla plot can be obtained in the price of 20 lacs; a 10 marla plot can be obtained in the price range of 25 to 30 lacs, and one kanal plot can be obtained in the price of 40 lacs. Probably, these prices are in the case of files. In the case of on-ground/physical plots, 5 marla plot is available in the price range of 45 lacs to 50 lacs. In the Rose Garden also, 50 lacs to 55 lacs are prices for plots of 5 marlas. In the case of 10 marla plots, prices may range from 65 lacs to 70 lacs. In the same way, one kanal plot is available in the price range of 1.25 to 1.35 crores.

The above prices are lower than the prices of plots that were about 2 years ago. According to the host, the prices will move towards betterment in the future.

Post 10/30: Points to be considered in becoming a successful real estate agent

I have seen a video, titled, “How To Be A Successful Real Estate Agent In Pakistan” on the channel “Shams Raja”

The host of the video tells one of the first things to become a successful real estate agent is that of personal grooming. It may also include your growth, behavior, and presence.

The second thing is to make lists everyday for the next day. These lists must contain information regarding what you will do and other similar things and activities. For instance, if a client asks for a video of a plot, you may have checklist to complete that task the next day.

The third thing is that of customer relationship. For instance, you may ask the customer to join you on tea or dinner, or you may also keep your customers updated regarding different projects.

The fourth thing is that of right information regarding the street, sector, or place of a plot, and what things have already been paid and what are not paid. The availability of correct information can also help in increasing the level of bonding with customer.

The fifth thing is to provide extra customer care and services. For instance, you have to provide good opportunities for the customer to invest; help your customers to invest in a timely manner; help them in taxes and bank-related issues, and help them in issues, such as those related to transfer section and sale deed agreement.

The sixth thing is that of marketing skills, and it can be considered one of the most important things. Marketing must also contain latest information regarding property/plots. Improve marketing skills while looking at market’s present state.

The seventh thing is that confidence. Real estate business is also a highly patience-related work.
