Post 14/30: Capital Smart City, Islamabad – Basic Information

I thought of learning about different aspects of Pakistan, as I want to do something for it. Therefore, I started with some of the well-known indices or reports that would help me in gaining more information about Strength, Weakness, Opportunity, Threat (SWOT). These were 12 posts. Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Capital Smart City Overseas East | Possessionable Plots | Balloted Plots Complete Guide” on the channel “RBS Real Estate & Builders”

Capital Smart City is a housing project in Islamabad, Pakistan, located near M2 Motorway. In a video by RBS Real Estate & Builders, hosts tell that Overseas East Block in Capital Smart City is ready to possession. There is also Overseas Prime 1, which can also be considered as one of the most rapidly developing areas. In this area, different options are available including 5 marlas, 7 marlas, 10 marlas, and 1 kanal. Some commercials are also available here. In the East, several options are available too, including 5 marlas, 10 marlas, 12 marlas, and 1 kanal.

The host also discusses about balloted plots for which clients may not want to get possession. Balloted plots are those to which street number, plot number, etc. (each and everything) have already been declared, and clients with those plots have already come on-map. So, in case of balloted plots, a client has already moved ahead of files, and they can see the plot on map (whether it is corner plot or park facing etc.) These types of plots are available in Overseas Central, Overseas East, Overseas Prime 1, and Executive.

The host also discusses about short term investment and commercials. In this case, Overseas East has already some options for commercials. Commercial activities have already started in Overseas East. For instance, in the Overseas East D Block, already a commercial plaza has been started under the supervision of a private company. Moreover, Overseas Central has good options for commercials. This area has a university and hostels that can grab commercial investment.

In case of installments with minimal downpayments, Overseas West Block can be a good option. For instance, with 40% balloting can be started.

Post 13/30: F-10 Sector, Islamabad – Some information about prices of different sized houses

I thought of learning about different aspects of Pakistan, as I want to do something for it. Therefore, I started with some of the well-known indices or reports that would help me in gaining more information about Strength, Weakness, Opportunity, Threat (SWOT). These were 12 posts. Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “F-10 Islamabad All Details || House Size & Prices || #islamabad #property” on the channel “Top Rated Estate”

The host gives information that F-10 is divided into F-10/1, F-10/2, F-10/3, and F-10/4. Almost all types of brands are available in F-10 Markaz (market). It is almost in the center and most famous sector in Islamabad. In this sector, houses in different sizes are available, including 800 guz, 1000 guz, and 1200 guz, and other options also.

In the sector F-10, kanal has two categories. One is that of duplex, in which 1000 guz has two parts, and one is separately one kanal (50 by 90). There are almost all houses are old (duplex), which can be about 25-30 years old. Some of these houses are also renovated. In the old houses, duplex house is available in the minimum price of 14 to 15 crores, and renovated houses are available in the price range of 17 to 17.5 crores. In the case of houses on separate one kanals, old houses are available in the price range of about 16 to 16.5 crores. Therefore, there is about 1 to 1.5 crores of difference between duplex and separate one kanal houses. Renovated or new houses are available in the price range of 18 to 20 crores.

In the case of 666 guz (60 by 100), old houses are available in the price range of about 18 to 20 crores depending on their location (for example, near park or markaz). In the case of new houses, they are available in the price of about 22 crores.

In the case of 800 guz, old houses are available in the price range of 20 to 22 crores, and new houses are available in the price of 24 to 25 crores.

In the case of 1000 guz, old houses are available in the price of about 25 crores, and new houses are available in the price range of 28 to 30 crores.

Post 12/30: DHA versus Bahria Town, Islamabad, which one is better?

I have seen a video, titled, “DHA Islamabad OR Bahria Town! Which Society Is The Best To Invest In!” on the channel “PROPERTY VISION TV”

The host of the video talks about the two real estate investment options, including DHA and Bahria Town, Islamabad. One of the major differences between DHA and Bahria town is that there is relatively low level of rush in DHA as compared to Bahria Town.

The host says that usually people think that DHA is related to an organization and Bahria Town is related to “one man show,” so they often think better in the context of security regarding DHA. However, according to the host, Bahria Town is a better option if we consider customers’ trends. Moreover, Bahria town has a good range of options. For instance, you can make investments starting from low and going to high level of investment. In this brand, a huge number of people has already invested. People usually invest in Bahria Town more comfortably. Furthermore, considering the commercial areas and other developments (monuments, parks, brands, etc.), Bahria Town is again a better option.

Post 11/30: Phase 8, Bahria Town, Rawalpindi, Pakistan - Prices in July 2024

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Real Estate Market overview - july 2024 / Bahria Town Rawalpindi” on the channel “Garrison Estate And Builders.”

The host starts with an interesting statement, “in the world, when everyone sells, buy it, and when every buys, sell it.”

The host shares that prices are constantly declining in the field of property for the past two years. For instance, property’s prices in 2024 have gone down to the prices equivalent to that of 2018’s. Therefore, according to the host, this is the best time to purchase a plot/property.

Bahria Town, Phase 8 can be good opportunity, in case you have a minimal amount. For instance, a 5 marla plot in that area can be obtained in the price range of 15 lacs; an 8 marla plot can be obtained in the price of 20 lacs; a 10 marla plot can be obtained in the price range of 25 to 30 lacs, and one kanal plot can be obtained in the price of 40 lacs. Probably, these prices are in the case of files. In the case of on-ground/physical plots, 5 marla plot is available in the price range of 45 lacs to 50 lacs. In the Rose Garden also, 50 lacs to 55 lacs are prices for plots of 5 marlas. In the case of 10 marla plots, prices may range from 65 lacs to 70 lacs. In the same way, one kanal plot is available in the price range of 1.25 to 1.35 crores.

The above prices are lower than the prices of plots that were about 2 years ago. According to the host, the prices will move towards betterment in the future.

Post 10/30: Points to be considered in becoming a successful real estate agent

I have seen a video, titled, “How To Be A Successful Real Estate Agent In Pakistan” on the channel “Shams Raja”

The host of the video tells one of the first things to become a successful real estate agent is that of personal grooming. It may also include your growth, behavior, and presence.

The second thing is to make lists everyday for the next day. These lists must contain information regarding what you will do and other similar things and activities. For instance, if a client asks for a video of a plot, you may have checklist to complete that task the next day.

The third thing is that of customer relationship. For instance, you may ask the customer to join you on tea or dinner, or you may also keep your customers updated regarding different projects.

The fourth thing is that of right information regarding the street, sector, or place of a plot, and what things have already been paid and what are not paid. The availability of correct information can also help in increasing the level of bonding with customer.

The fifth thing is to provide extra customer care and services. For instance, you have to provide good opportunities for the customer to invest; help your customers to invest in a timely manner; help them in taxes and bank-related issues, and help them in issues, such as those related to transfer section and sale deed agreement.

The sixth thing is that of marketing skills, and it can be considered one of the most important things. Marketing must also contain latest information regarding property/plots. Improve marketing skills while looking at market’s present state.

The seventh thing is that confidence. Real estate business is also a highly patience-related work.

The host tells that Bahria Enclave, Islamabad, was established in 2013. Electricity and sewerage system are underground. This area consists of 22,000 kanals.

The Sector N in Bahria Enclave, Islamabad, has five marla plots in the range of 90 lacs to 1 crore and houses in about 2.25 crores. In the Sector M, 10 marla plots are available in the price of about 1.2 to 1.6 crores, and houses of 10 marlas are available in the price of about 4.8 to 4.9 crores. One kanal plots in Sector M are available in the price range of 2.7 to 3 crores.

In the Sector P, 10 marla plots can be purchased in the price range of 1.15 to 1.20 crores.

Post 8/30: Bahria Enclave Islamabad – Information and Prices

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Bahria Enclave Islamabad Complete Information And Prices 2024 || Latest Updates ||” on the channel “Shams Raja”

The host gives interesting information by telling that 2 kanal is equivalent to 75 by 120, 1 kanal is equivalent to 50 by 90, and 10 marla is equivalent to 35 by 70. The host also suggests that always try to buy possessionable plots and houses to avoid any kind of problems. Bahria Enclave head office is in Sector I where transfers take place.

The host tells that in the Bahria Enclave, Islamabad, 2 kanal plots start from 6.5 to 7 crores and go to about 7.5 crores. It is near Hilltop road.

In the main avenue, 5 marla commercials are available at a price of about 5 to 6 crores. Five marla plazas are available at a price of about 12 crores with an opportunity to get a rent in the range from 4.5 to 5 lacs. Overall, Bahria Enclave is composed of the 22,000 kanals of area.

Sectors in the start of the Bahria Enclave have higher prices, though other sectors are also relatively well-developed.

In the sector A, plots of 10 marlas are available at a price of 2.25 to 2.5 crores. These plots are about 90 percent developed. Houses in these options are in the range from 5.5 to 7 crores. Rents of these houses range from 50,000 to 100,000. In the case of houses built on the area of a kanal, rents are in the range of 2.5 to 3 lacs.

Sector B also contains brand new houses. These houses may be in the range of 2.8 to 3 crores. These houses can also be found at a rent of 60,000 to 70,000.

Sector C is about 80% developed. In this sector, one kanal plot is in the range from 3.5 to 4 crores. Houses in this area are in the range from 12 to 12.5 crores. Sector C3 and C2 also contain 10 marla options along with 1 kanal options. In these areas, 10 marla plot may start from 1.6 crores and may go to 2 crores. Houses are available in the range from 5.5 to 6 crores.

In the Sector H, plots of 5 marlas are available in the price range of 90 to 95 lacs, and houses in the range of 2.25 to 2.5 crores.

In the Sector J, plots of 10 marlas are available in the price range of 1.50 to 1.60 crores and plots of 8 marlas are available at a price of 1.10 to 1.15 crores.

In the Sector N, 8 marla plot can be obtained at a price of about 1.15 to 1.20 crores. Five marla plot options are also available in the range from 85 lacs to one crore. Five marla houses are available at a price of about 2.25 crores and 8 marla houses are available at a price of about 3.5 to 4 crores.

In the Sector M, 10 marla plot is available in the range of 1.15 to 1.4 crores. The same sized plot in the Sector A is available in the price range of 2.25 to 2.5 crores.

In the Sector P, one kanal plot can be obtained at a price of 1.10 to 1.15 crore.

Considering the facilities, water can be obtained at a bore of 100 feet. Bahrai Enclave also contains a zoo and a bird (aviary) section. Beaconhouse school system is also available between Sector A and B. From the hilltop road, Murree hills can be viewed. This area has underground electricity and underground sewerage system.

Post 7/30: Sector F Bahria Town Lahore – Investment

The hosts of the video say that Sector F of Bahria Town in Lahore consists of about 7 blocks. This area contains 5 marla, 10 marla, and 1 kanal residential plots, and 5 marla commercial plots. Bahria has also offered plots in the area of Tipu Sultan. This area may also be under construction. Five marla plots may start from 65 lacs and may go to 90 lacs in this area. In case of houses, brand new houses can be obtained in the range from 1.90 to 2.10 crores. Some blocks may also give some extra size, such as 10.75 marla size. In case of 10 marla plots, prices may range from 90 lacs to 1.80 crores. In the same way, brand new houses on 10 marla plots can be obtained in the range from 2.90 to 3.50 crores. Moreover, 1 kanal plot price may range from 1.65 to 2.75 crores, and houses on 1 kanal plots may range from 6 to 8.5 crores.

Sector F Bahria Town can easily be accessed using Multan Road and Jaati Umra Road. It is also near Ring Road. Considering the amenities, it has Winter Land that has given Sector F a huge name. In the outdoor activities, Carnival is a good option.

Post 6/30: What are plot files, and their value in comparison to possession plots?

I have seen a video, titled, “What Is Plot File? | Plot File Kya Hoti Hai? | Team Makaanshop” on the channel “Makaanshop”

The host of the video tells that plot files are files for plots, which may not actually exist physically. These files are presented by dealers to buyers, so that buyers may get assured that they will eventually get a physical land. Plot files are usually of lower value as compared to actual plot value. After paying for plot files, location of the plot is told when dealers start giving physical plots and also the possession of the plot is allotted to buyers. So, in this way, plot files are different from plot possessions. Again, plot files are only in documents, without actual location, without plot number (street number), and in the whole society, a buyer does not know where his actual plot would or would not lie.

Plot files are usually issued by dealers in a society. These files are verified by serial number that can be found through websites of dealers. Usually, serial number is that same as that of the currency note (rupee) attached to the file. If the number of the currency note and file are same, the file can be considered original.

Sometimes some issues may arise in the case of selling plot files. For instance, a land may consist of 1000 Kanals, but dealers may have already sold files for 1500 Kanals for the same land. In this case, it is important to deal with dealers with authentic proof of dealership and with No Objection Certificates (NOCs). However, investment in plot files is not considered a safe investment as compared to plot possession.

Post 5/30: Fraud in real-estate business in Pakistan

I have seen a video, titled, “This Is The Biggest Fraud In Real Estate Pakistan? Everyone Is With Them! Be Aware Of This Scam” on the channel “PROPERTY VISION TV”

The host of the video says that sometimes some people do some things, such as arranging large scale programs to ascertain people that they are genuinely involved in this business. So, ordinary people start investing money in real estate with these people, even though they are scam. In this regard, a huge responsibility sets on those governmental organizations who have to keep a check on these people who may do scam by spending money on advertisements on large scale. In this case, it is necessary for public to investigate before investing with these people. Do not blindly follow the points presented by any organizations. Try to avoid the “beautiful” offers presented by any person belonging to real estate business, or at least investigate them. In case of facing such frauds, there are some organizations that may help, such as Wafaqi Muhtasib. Go to these organizations, and hopefully they will help in getting back your money.

An interesting point, the host tells, is that Pakistan has about 25 crore people, and these scams or scamming organizations have already touched about 2000 or 4000 people, and would go for the remaining people in Pakistan. So, try to be aware of all these things.

Post 4/30: How to find clients in real-estate business?

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “How to Make Clients in REAL ESTATE? | Urdu, Hindi رئیل اسٹیٹ میں کلائنٹ کیسے بنایا جائے؟” on the channel “Real Estate With ABJ.”

The host talks about how to make clients in real estate business. He motivates that everything is easy, if you THINK, it is easy.

First of all, market yourself. Talk about your real estate business, everywhere you go. You can use social media to market yourself. This social media usage can help in expanding your information and telling others about your business. Marketing can help in making your work a brand and grabbing clients.

Second point is to get and provide accurate and solid information. It can help in providing solid foundation in this business. For instance, information about documentation, about area (such as community in the area, environment, rainy weather or not, etc.). Many people may also talk with you and may judge you based on your information.

Third point is related to transfer office visit at least once a week, even if you have nothing to do there. For instance, you may go to membership counter, finance section, etc. You may also find some person, who may ask whether you are a real estate agent, and in this way, you may get a potential client. Helping people in the transfer office visit can help you in promoting your business.

Fourth point is to respect and treat equally every client, whether he is dealing with 5,000 rupees or with more than 500,000 rupees. You have to focus on number of transactions rather then focusing on only clients with huge investment opportunity. Sometimes, investors with low amount may help you in meeting with investors with high investment.

Fifth and most important point is to believe on ALLAH.

Post 3/30: Real-estate business model may not be of such good value

I have seen a video, titled, “Real estate situation in Pakistan | Pakistan future | Naeem Sikandar Podcast Clip” on the channel “Naeem Sikandar Clip.”

In other country, you put yourself in “lottery” where everyone puts money to get a huge amount of money, and one takes all that money. Here, it is “halalified” with the start of “files.”

The host is of opinion that when society’s money for productive work goes to real estate, obviously real estate’s value increases. However, money increases but productivity decreases. Moreover, real estate business can be considered a “bubble” that may burst any time.

The rent of a house is almost 1%. An example of a house in F-10, Islamabad has also been given. For instance, a house of about 1000 guz has a price ranging from 15 crore to 20 crore, and the owner of that house can get a rent in the range from 2.5 lac to 3 lac. This percentage is very less as compared to several other business models.

Another point that has been generated is that, it is psychi, that earning money on files is easy.

Post 2/30: Start a real estate business along with your daily work

I thought of learning about different aspects of Pakistan, as I want to do something for it. Therefore, I started with some of the well-known indices or reports that would help me in gaining more information about Strength, Weakness, Opportunity, Threat (SWOT). These were 12 posts. Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “How To Invest 15-20 Lac Rs in Real Estate Pakistan? How To Go From 20 Lac To 1 Crore In Pakistan?” on the channel “Property Vision TV.”

The host of the video suggests that it would be better to develop a separate real estate portfolio while doing your work on one side with which you would keep on moving your daily routines. The real estate portfolio could help in improving your business. Consider it as a challenge, as only challenges can help you in growing and moving or advancing to next stage.

The host also suggests that try to make an asset after every 3 to 4 years. In this way, you would be at a very good financial position after about 20 years. This could also help people in their older ages (such as after 50 or 60 years), as it would help in generating money from money, and the older person would not have to work to generate money.

Post 1/30: Investment in Real-Estate in Pakistan can be Profitable, but at a cost

I thought of learning about different aspects of Pakistan, as I want to do something for it. Now, I am going to learn about real estate business in Pakistan. Obviously, I will start from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have started with a video, titled: How Much Profit You Will Get If You Invest In Real Estate Pakistan? How Much Profit In 3 Years?” on the channel “Property Vision TV.”

The host of the video says that investment in property (real estate) is good and it nearly doubles during the next two to three years. One of the reasons behind this increase is that no one (from outside) is appropriately investing in Pakistan. Due to this, the host tells that the rates of assets have increased. For instance, rates of cement have increased (nearly doubled) during the past few years (2 to 2.5 years) that is also one of the reasons for the increase in the rates of apartments. In the same way, labour (fees) has also increased as cost of everything has increased. Moreover, all types of machinery (that coming from outside of Pakistan) have become costly, and one reason is that of increased rate of electricity.

The host also tells that population is ever-increasing. Every year, 80,000,00 new (people) born. Many people are getting married. All they require, food to eat, clothes to cover their body, and houses to live. All these things are increasing in cost.

The host also tells that about 20% people in Pakistan are really rich people. They can purchase property.

The host is not sure about plots and files, but he considers apartments, shops, and offices in buildings, where work has constantly been done, important in terms of profit. This can be considered one of the most beneficial way of doubling your money in business.
