Pakistan’s current economic situation and real estate market forecasting

In the Pakistani Market, people are experiencing ups and downs. The same thing happens with real estate market during the past few years. More focusedly, it can be said that people who have invested in real estate have experienced losses during the past few years. Usually, businesses are linked to stability of the country. However, recently some changes have been made in the country.

During the years from 2020 to 2022, real estate market experienced a good boom. People purchased many properties leading to an increase in the rates of properties. For instance, people have also earned up to 100% to 150% profits. However, after that country’s condition worsened and economic went down.

During 2022, banks started increasing their interest rates, and by the mid of 2023, interest rates went to about 21%. This change in interest rates lead to the placement of money in banks by investors after taking money out of all other investment options. This placement of money in banks also resulted in an increase in banks’ businesses during the past two to three years. The interest rate, by the end of 2024, would go to 14% to 13%. Similarly, government bonds have also seen a decline in percentage.

Nevertheless, in Pakistan, it has been predicted that its economy would grow by about 3.2% in fiscal year 2025 (FY25) that is an increase from 2.4% last year. Some foreign investors have also started sending money to Pakistan.

All these aspects would lead to the movement of money from banks to economy and in different businesses. Similarly, big companies and corporates would also take their money from banks and put in different businesses.

Money would either go to Stock Market, but this market has also crossed its all time high, or to the real estate. In the case of real estate, people from overseas have also started showing their interest. So, this can be one of the best times to purchase property.

Five well-known societies in Islamabad, considering real estate business

In Islamabad, some of the well-known societies include ParkView City, Capital Smart City, Lakeshore residencia, New City Paradise, and Kingdom Valley. All of these societies have already achieved their NOC, except ParkView City for which Phase 2 (extension) is going to be approved soon.

Capital Smart City is the project of Habib Rafiq Group, and is developing near new Airport. This project has also an approved its own interchange on Motorway. Most of the residential areas, amenities, and commercial areas have already been developed in this project. It has also started an Overseas West Block, which is also closely adjusted to interchange. DHA Gandhara project is also adjacent to this society. Nevertheless, the Overseas West project in this society has different options of plots, including 5 marlas, 7 marlas, 10 marlas, and 1 kanals.

ParkView City, Phase 2, also has residential plots of 5 marlas, 10 marlas, and 1 kanals. This plot has some of the most attractive amenities, such as dancing fountains and food court. The return on investment is also higher in this area. For instance, 5 marla plots were purchased by people in the price range of 35 lacs but now they are at a price of about 1 crore 30 lacs.

Lakeshore city is available near Khanpur Dam. It is such a project in which KPK is also interested. It is also one of the most beautiful projects. It has different plot options, including 5 marlas, 7 marlas, and 10 marlas.

The New City Paradise is near Burhan Interchange. It suits very much to the people from KPK and Hazara, or Wah Cantt. Or Attock. It’s 5 marla plots are attractive options.

Eventually, Kingdom Valley is a project developing at Chakri Road. It can also be considered one of the most marketed projects in Pakistan. A project, namely BlueWorld City, is also located near this project, but it was an unsuccessful project, despite the investments of overseas people, because of its NOC.

If you have purchased property on installments, keep on giving installments…

There are different types/categories of people who invest in real estate. One are those, who have little amount of money to invest and they start investment on installments and eventually get a possessionable property. Other types of people are those, who have prepared investment and purchase some property. Another type of people are those who make houses and shift in them, as they have nothing to do with real estate, but in their lives they may have taken one or two houses and started living in them. People with installments-related options usually face most problems. For instance, these people may get tired after giving installments within two to three years, even when they have to give installments for about 5 years or 10 years. They often get trapped in rumours running on social media. It is important to note that stopping giving installments in the mid can result in the loss of only buyers (not housing society or any other). Overall, it would be better to invest in real estate at this time.

Prices of corner plots in DHA Phase-5, Islamabad, Pakistan

One of the most important plots in any kind of plot in property is “corner plot.” Note that aside from corner plots, there are several other kinds of plots, including park-facing plots, back open plots, front open plots, some are at heights giving eagleness kind of feeling, etc. Nevertheless, corner plot can be considered a king of all kinds of plots. It can give you two gates.

In the DHA Phase-5, Islamabad, prices of corner plots of about 1 kanal can be ranged from 2.80 crores and higher, such as 5.5 crores. The plots can be of different kinds depending on the price of plots. For instance, below average plots in the price range of 2.80 to 3.10 crores can be considered to be found in low lying areas and they can be found in Sector H or G. Average plots in the price range of 3.25 to 3.50 crores can be found with streets, though non-sun-facing, or in Sector F. Plots in the price range of 3.5 to 4.0 crores can be found with wider streets and sun-facing. Plots in the price range of 4.0 to 4.25 crores can be found in the main Boulevard corners, particularly Liaquat Ali Khan (LAK) Boulevard (especially with the sun-facing side) and Johar Boulevard. Plots in the price range of 4.5 to 5.5 crores are available with extra lands (for example, plots can be about 25 to 30 marlas).

An important low-budget CDA-approved sector in Islamabad

The owner of the channel “investors point”, Rana Waqas, on Youtube discusses some of the cheapest properties/plots in Islamabad. He discusses that usually plots in CDA sectors are costly and difficult to purchase. He discusses that plots in Sector I-15 are less costly and can be purchased. Two of its subsectors, I-15/4 and I-15/3, have been approved for possession. For instance, in I-15/4, construction of houses has already been started. Electric poles have also been built in some areas and mostly those areas are possessionable. On the other hand, I-15/1 and I-15/2 are the areas, where Earth-work has already been started and drainage and sewerage work has also been completed. In the streets, first and second layers have been put, but third layer still remains, and after third layer, electric poles will be installed. The Sector I-15 has two sizes, including 5 marlas (25x50) and 7 marlas (30x60). Considering 5 marla plots, plots in I-15/1 and I-15/2 are available in the range of 55 lacs to 70 lacs, and in the possessionable area, plots are available in the range of 70 lacs to 85 lacs. Considering the 7 marla plots, they are available in the range of 80 lacs to 1.05 crores in the sectors I-15/1 and I-15/2, and in the sectors I-15/3 and I-15/4, the prices of 7 marla plots can range from 1 crore to 1.4 crores.

The host tells that I-15 sector is an economically best sector with a bright future. It is because in between I-15 and I-16, a 16th avenue will arise that will attach to Sri Nagar Highway. After this completion of 16th avenue, this sector would left I-14 behind in terms of prices.

Post 30/30: It is better to understand real-estate, rather than going with the flow

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Right Time To Invest in Real Estate | Buying & Selling Time , Profit & Loss Comparison Tips 2024” on the channel “PROPERTY NAAMA”.

In this video, the host discusses about the issue of our people who used to sell when the prices are in decline and used to purchase when the prices are increasing. They say that at this time, real estate is in a sort of “slum” and at this time, it is imperative to hold the property or buy the property. It will soon increase in prices. Today, when property is at a very low level, people are not purchasing, and when these will go up, people will start purchasing. The host also shares that most often when you say people to do something they don’t do that and vice versa. This issue has always been beneficial for “developers” and real estate agents or consultants. The host also tells that people are always “panicked.” They are fearful of a cry related to “sell it.” Sometimes, panic is also generated, and people find it difficult to find right people and advise. Without panicking, you can become positive, and can start thinking in a good and right manner that is beneficial in real estate business.

Post 29/30: Decline in prices of plots in Gulberg residencia, Islamabad

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Gulberg Islamabad Plot Prices | Gulberg Islamabad 2024 | Gulberg Islamabad Latest News” on the channel “Advice Associates”.

In this video, the host shares the decline in the prices of plots from 2022 to 2024. The host discusses about Gulberg Residencia. This area has plots in the range from 5 marlas to 2 kanals, whereas in the Gulberg Greens (which is in the start of the area), plots are in the range from 4 kanals to 10 kanals. In the C Block in Gulberg Residencia, 5 marla plots were available at the price of about 95 lacs and now these are available in the price range of 85 lacs. The A1 and A2 blocks are non-developed areas, in which prices were 25 lacs in 2022 and now prices are in the range of 17 lacs. In the F-Executive Block, which is also non-developed, prices were 30 lacs and now prices are 25 lacs. Overall, 7 marla plots in the non-developed areas were about 5 lacs and now these are available at 30 lacs. Overall, 10 marla plots in developed areas were available at 1 crore and now at 90 lacs, whereas 10 marla plots in the non-developed areas were available at 70 lacs and now at 40 lacs. Overall, 12 marla plots, which were possessionable in the developed areas were available at the price of 2 crores and now at 1.7 crores. Overall, 1 kanal plots, which are in the non-developed areas, were available at 70 lacs and now at 50 lacs. Overall, possessionable 1 kanal plots in the developed areas were available at 2.5 crores and now at 2 crores.

The host also shares that prices in Gulberg have declined but the percentage of decline is lower as compared to that of Bahria Town. Usually, prices in the non-developed areas have declined most in both of these areas. One of the biggest reasons is that of Gulberg’s location, as it is located in Islamabad. It is also signal free. However, development in this area is slow, which is also one of the biggest reasons for the decline in prices.

Post 28/30: Brokers can cheat with clients in real estate business

The host shares that policies in Pakistan are among the reasons for the decline in real estate market. Moreover, the interest rates (which were increased) also resulted in a decline in this market. Another important reason is that people associated with the business of real estate are illegitimately taking the dues (haq) of other people. For instance, brokers often “eat” the rights of other people. These types of real estate agents often develop fake offices (with girls) calling people who want to sell or purchase property. The host shares that even about 4 years ago, the real estate market was rarely or not facing these types cheatings, but now the situation has been changed. Sometimes, dealers say to the clients that you can merge your plot in our projects and can get a good profit in return. Some of these cheaters often take big cars on rent to attract clients.

On the seller side, it is considered that whether seller wants to hold the property or the seller wants to sale the property with profit. A real estate consultant assures the proper fulfillment of dealing. Real estate consultants advise about the best time to sale or purchase a property. They also tells about everything, such as charges or taxes, etc, so that the seller may not find it difficult to deal with the situation.

Post 26/30: An important reason of the probable increase in the rate of property

I have seen a video, titled, “Big News on Interest Rates, State Bank of Pakistan, Property Rates will increase, Islamabad Property” on the channel “Gondal Group of Marketing Islamabad”.

The host tells that real estate business will keep on going in Pakistan. For instance, only in the areas of Rawalpindi and Islamabad, there is shortage of a huge number of houses, as the population increases. They tell that about 2 years ago, prices in real estate went down because of the political instability. Nevertheless, now chances are high that real estate business is going to perform better in Pakistan. The host tells that Interest Rates in Banks were about 22% about two years ago. However, now the interest rates have declined from 22% to 19.5% and then to 17.5%. It is highly probable that his interest rate will decline to 13% to 14% in the coming days. So, this decline in interest rate would cause people to take the money out of bank (due to decline in rates and profits) and start investing in real estate. Therefore, rates of properties have started increasing, and at least sale of property has started. Similarly, many people have invested in gold, and have not gotten much benefit, and so, they are also returning towards real estate.

Post 25/30: Prices of plots in Phase 8 Extension, Bahria Town, during the past six years

I thought of learning about different aspects of Pakistan, as I want to do something for it. Therefore, I started with some of the well-known indices or reports that would help me in gaining more information about Strength, Weakness, Opportunity, Threat (SWOT). These were 12 posts. Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Bahria Town Rawalpindi Phase 8 Extension Prices Comparison | Latest Updates” on the channel “Advice Associates”

The host shares the prices of Bahria Town, Phase 8 Extensions during the years 2018, 2020, and 2024. In 2018, prices of 10 marla plots ranged from 18 lacs to 23 lacs. In 2020, prices of 5 marla plots were in the range of 37 lacs and 10 marla plots were available in the range of 55 lacs. In about 2021, prices of 5 marla plots were in the range of 18 lacs and 10 marla plots were in the range of 28 lacs. In 2024 (September), 5 marla plots were available in the price range of 12 lacs, 8 marla plots were available in the price range of 14 lacs, 10 marla plots in the price range of 19 lacs, and one kanal plot was available in the price range of 35 lacs. These prices are without development charges. For instance, a 5 marla plot with development charges may reach to a value of 20 lacs. In the same way, 10 marla plot has additional development charges of about 13 lacs.

One of the biggest reasons is the addition of “provisional numbers” in the policy of Bahria Town (for instance, the number of plots may change, according to provisions). Another reason is the problem of developmental charges that is difficult for many people to pay.

Post 24/30: An analysis of why prices of plots (properties) in Pakistan went down?

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Are Major Housing Projects Like Bahria, DHA, and Lake City Failing? | A Detailed Analysis” on the channel “Titanium Group”

The host discusses the impact of the overall effect in Pakistan on Real Estate. He discusses that property are really at their lower level, and it is a sort of “shopping time.”

Money always comes towards bigger cities (such as Lahore, Islamabad, and Karachi), rather than moving towards smaller cities.

Considering the prices of Bahria Town, Phase 8 (extension), he discusses that about three years ago, the prices were about 35 lacs; about two years ago, these were about 25 lacs, and now the same plot file can be obtained in the price range of 15 lacs. The host discusses that one of the most important reasons in the decline in prices that initially traders (reaching up to more than 75% of businesses) were involved in selling and purchasing of property. They were not end-users. Actually, end-users like to remain in the process. For instance, they would like to live in the house after purchasing the property. Now, traders are out of the process.

The host tells that in Bahria Town, Lahore (Phase 2, 3, 4), 5 marla plots can be obtained in the price range of 35 to 38 lacs, and 10 marla plots can be obtained in the prices of above 70 lacs. These are the same plots that were initially available at the price of about 1.25 crores.

Aside from plots, commercial shops or apartments can be found profitable in the next few years. This is also one of the reasons that people have moved their money from societies to high-rise (buildings with upper floors). Most of the direction of money coming from outside of Pakistan (remittances) is also towards high-rise. In this case, an interesting point is that suppose you get a 5 crore rupees house in a good society, it would help you in getting a rent of about 50,000 rupees, whereas an apartment of about 1 crore rupees can easily give you this amount of rent.

The host suggests that investing in property (plots) can be fruitful in the next few months. Moreover, investing in high-rise and under construction projects can also be beneficial in terms of taxes, as government as implemented low amount of taxes in these cases (probably appreciating living in high rise).

The host shares that plots in Sector N in Phase 8 in Bahria Town are 5 marla plots and are available in very reasonable prices. In the whole Phase 8 (any sector) in Bahria Town, 5 marla plots are available at a price range of 55 or more lacs. In the Sector N, 45 marla plots are available at different prices, such as 45 lacs. In the price range of 45 lacs to 50 lacs, a plot at very good location can be purchased. In this area, all-dues-clear plots are available. There are also no transfer fees, as you would be the first allottee, and the plot is not going to be transferred to your name. There is minimal tax on obtaining the property. Amenities are also available. In the nearby sector I, plots are available in the price range of 65 lacs to 70 lacs.

Post 22/30: Bahria Town, Rawalpindi – Decline in Prices

The host shares information about prices of 5 marla plots in Bahria Town, and compares the prices in 2022 from that in 2024. In the overseas block, prices were about 99 lacs (in 2022) and now prices are about 75 lacs. In the Garden City, prices went down from about 95 lacs to 75 lacs. In the Rafi block, prices were about 85 lacs and now about 72 lacs. In the Ali Block, prices went from about 85 lacs to about 70 lacs. In the M Block, prices went down from about 90 lacs to about 65 lacs. It is also one of the hot blocks, as it has many developed houses. In the L Block, prices went down from about 85 lacs to 55 lacs. In the Rose Garden, prices went down from 65 lacs to 48 lacs. In the Orchard, prices went down from 45 lacs to 22 lacs, which is the second largest decline among all prices. In the Bahria Phase-8 Extension, prices went down from 35 lacs to 12 lacs, which is maximum decline among all prices.

Post 20/30: Difference between Registry and “Inteqal” (mutation) in Real Estate

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Difference Between Registry and Inteqal in Pakistan |Registry vs Mutation |رجسٹری اور انتقال میں فرق” on the channel “Legal Opinion Law Chambers”

The author says that when you purchase a property and you transfer that to your name, it refers to registry. However, it is not always necessary that you purchase a property, as sometimes, someone (such as parents) may give you their property as a gift. This gift is referred to as gift deed (not sale deed). There is also a surrendered deed, in which you pass your property to someone. This is also a registered document.

When you purchase a property and it transfers to your name, it has to be registered in the registrar office. It is referred to as registry. It is a valid document, in which there is a stamp, and you pay duties, such as FBR duty. After all these actions, the property transfers to your name. So, you become the owner of that property.

The other thing is that of “inteqal” (mutation) for which there is record in the revenue department. Usually, inteqal is considered in the context of tax collection. So, initially some person was the owner of a property and now it has been transferred to your name. Initially, they were paying taxes, and now you will have to pay taxes. This process is usually under the authority of “patwari”. “Inteqal” can take place only after registry. Nevertheless, ownership is considered on registered sale deeds, as per the rulings of court, and “inteqal” is only a revenue collection document.

Post 19/30: Types of Housing Societies – Real Estate

I have seen a video, titled, “Types of housing societies | difference between NOC AND REGISTRATION | REAL ESTATE GUIDE” on the channel “PR TV”

In the video, the host talks about different types of societies. There are three types of societies. One is cooperative housing societies; second is private limited, and third type falls under the category that is under the governance of some body or trust. These three housing societies have different procedures for registration. However, NOC has to be taken by all these societies.

The host discusses more about cooperative societies. Cooperative societies are registered in cooperative houses. These societies are often initiated by some particular institutions. For example, WAPDA town. WAPDA started this initiative in 1980s to give benefits to its employees. For registration, Cooperative registrar websites can be checked for rules that can vary in different provinces. Usually, membership is provided in the start and then land is acquired by customers. Then the institute gets awareness of how many people will purchase, and then on easy installments it provides property to the employees.

Post 18/30: Open file and closed file in property business

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Open file and close file difference | Open and close file checking method | watch full video” on the channel “PROPERTY NAAMA”

The host discusses the difference between open file and closed file, and which one is better. Open file is that file for which there is no owner (like an unregistered car, or an anonymous file). These files are purchased for short-term. They can not be claimed, if they are lost. Closed files are those that have been transferred to your name (which have been closed to your name).

Among these two files, which one is better? In case of open files, if they are lost, you cannot easily claim them. Moreover, if a society runs away or closes, claims of open files are weaker as compared to closed files. Open files are also highly risky investments as they are for short-term, for 2 to 3 months. If you want to purchase for long term, go for closed files. Closed files are less risky and have higher legal value. Closed files can be obtained in duplicate, in case of being lost. If the society runs away, you can go to NAB or FIA and claim for your file. In case of open files, there are no records in the government records. So, in case of closed files, government may get ready to take responsibility of your files.

Post 17/30: Why property dealers may not get success?

The host shares that one of the biggest reasons people don’t get success is that they keep on thinking about their own profits and successes. Usually, dealers think about their own profits from the very start of their dealings. Moreover, it is also a routine that dealers want to get more benefit and they want to share less benefit with the person, whose money is they working with, when actually that person must get more benefit. People must consider ALLAH’s help in their business, and this help can be obtained, if you start thinking about the benefits of other people. Do not ever think about illegal profits, try to be comfortable with what profit is legal.

Post 16/30: How to identify fake file in property?

I have seen a video, titled, “Fake Property File Kesy Check Karen ? | Verify Your Property Here by M ismail Advices” on the channel “PROPERTY NAAMA”

The host tells that one of the ways to identify fake file is that property would be available at a lower price than that of market value. Don’t be greedy, or you would face bad experience. The second point is to check the seller (dealer), who must be honest, who must be a proper group, who must be strong, who must have a strong background, and who is a big company or multi-national company. The third point is to work on a society, as to how much files that society has sold and how much property is available. Fourth point is that about 80% of projects in bigger cities have already gone through over-selling. Over-selling means if there was 1000 kanal of area, the project has already sold about 50000 plots. In this case, about 30% of people would get plots, but about 70% of people would not get any plot. After many years, (suppose 10 years), when the client does not get plot, they would be refunded but with some percentage, suppose 25%, less amount. So, society has already gained profit from the money, and client has already gone through losses. Another point is to find good consultants, who would advise you to go in the right direction. The host also tells that every that file is fake, which would not be delivered within 3 years.

Post 15/30: Real estate business move in cycles of ups and downs

Now, I have been learning about real estate business in Pakistan. I have started from Youtube videos and hopefully during my learning Journey, I will get some more useful resources to move ahead in this learning and perhaps entering into the real estate business.

I have seen a video, titled, “Real Estate Market Updates | Why Property is De value, Fact & Cycle of the Property, Details” on the channel “PROPERTY NAAMA”

The host of the video tells that the real estate values, in Pakistan, have already gone down, but these were at high levels during 2019/2020. This is a cycle of real estate, i.e., values go down and then up, and this cycle goes on. Try to hold on the property at this time, and sale it when the rate would go up. When you keep on showing that your property is on sale, its rate would go substantially downward.

The host tells an interesting point that we usually make a mistake of purchasing property, when its value goes up, and selling it, when its value goes down. For instance, during the years in 2018 to 2020, and in 2012 and 2013, when the prices were very high, every person wanted to buy property. This is the time to purchase property, and if you sale your property, you will experience loss. Interestingly, at this time, property in Dubai is at “boom” (peak values). This cycle of property going up and down is natural, and it is not linked to whether prime minister is this or that, nor whether there is an army dictatorship or there is democracy. However, during the era of General Pervez Musharraf, Pakistan experienced a huge “boom” in the context of property. In the era, when in Sindh, Bahria Karachi came during the era of Zardari sb, there was a huge “boom” in property. In the era, when Bahria Rawalpindi came during the era of Nawaz Sharif sb, there was a huge “boom” in property. In the era, when Capital Smart City, and other similar projects came during the era of Imran Khan sb, there was a huge “boom” in property. This is showing that real estate is moving in cycles.

The host has another interesting point. “Roti, Kaprra, aur Makaan” (food, clothing, and housing) are basic needs of human beings, and they are moving in cycles. Their do not usually face downfall.

Giving the example of, probably, Dubai Gas, which is a huge real estate company. During the Russian Ukraine war, money flowed to Dubai, and Dubai “boomed”. In this Dubai, flats were available at 2 lacs and 3 lacs, and now those similar flats are available at around 8 lacs, and this same price will go down after 1 or 1.5 years. Real estate would shift towards Saudia, where “Neom”, a 500 billion dollar project is coming, and about 2 trillion dollars they are spending on real estate.

Another interesting point has been generated by the host. He says, everyone is investing in Real Estate. If people place cash in Banks, they have to pay taxes. If they place money with them, they are fearful of being theft. If you want to establish Industry, you have to take approval from various places. Suppose you want to open an industry of one arab (about 100 crores), you have to pay about 25 crores in “rishwat” (bribe) and have to fulfill the (wrong) wishes of every relevant department. This is why people spend one arab and purchase some property, such as 4 plots, in Bahria Town etc. and wait for a good time, and at that time, they sale the property and profit. So, this a very easy process to invest in real estate.
